Open doors and windows
Turning the gas off at the meter unless the meter is located in the cellar/basement
Avoiding the use of any naked flames or electrical switches
If the fault is outside of the property they will deal with this.
If the fault is with a gas appliance inside the property contact us immediately.
Inform ARW straight away
Do not use or touch anything electrical
If the leak is a mains water leak turn the mains stop cock off immediately
If the leak is from a bath or sink waste, leave the plug in until we arrive
If the leak is from a radiator turn the central heating system off
Call 999 immediately
Call ARW after you have informed the emergency services
Safely use any fire extinguishing equipment provided if it is safe to do so
Turn off gas main and electrical mains switch on the fuse board
If the mains power has gone off check the main fuse board and switch the fuses all back to ON. If nothing comes back on check that you have credit on your meter (pre pay meters only) or check with neighbours for a power cut.
If any fuse trips back to OFF then there is a fault with either the electrics or an appliance plugged into this circuit. DO NOT FORCE a fuse switch to stay up.
Contact ARW.
If the fault is on the plug circuits, unplug ALL appliances and then plug them back in one by one until you find out which appliance is faulty.
A blown light bulb may trip the lighting circuits out. It is the tenant’s responsibility to replace light bulbs.
If any electrical switch or socket is damaged contact ARW.
If you are locked out you will need to come to our office, collect our master set of keys, let yourself in, and then bring our keys back to us. It is likely we will ask you for a deposit until the keys are returned to us, especially if they are a master set.
We do not offer an out of hour’s service for tenants who become locked out. If this does happen you will need to arrange with a locksmith to gain entry and pay them yourself. If you or the locksmith cause any damage to the property you will be liable for the cost to put this right.
If you are broken into or the house is vandalised phone 999 first and then inform us.
If your property is still able to be secured then contact us in office opening hours. If your property is not secure contact ARW.
IN THE EVENT OF AN EMERGENCY AND YOU CANNOT CONTACT US, YOU WILL NEED TO MAKE ARRANGEMENTS YOURSELF WITH LOCAL COMPANIES. ANY COST THAT IS OUR RESPONSIBILITY WE WILL REIMBURSE YOU FOR, OR PAY THE CONTRACTOR DIRECT.
